Job Summary

The position is located in the Facilities Management Service of the Nebraska Western Iowa VA Health Care System at the Omaha VA Medical Center. The primary function of the Air Conditioning Equipment Mechanic Supervisor is to serve in a supervisory role with first level authority over an organizational segment responsible for operating and maintaining a 24/7 chiller plant that includes multiple large capacity chillers, air handlers, and rooftop units.

Key Responsibilities

Major duties of the A/C Equipment Mechanic Supervisor include, but are not limited to: Coordinates with Engineering and AC Shop personnel to plan and schedule maintenance activities. Establishes work sequences and resolves identified issues through inspections, alarms, and system monitoring. Plans repair strategies, schedules equipment outages with affected clinical areas, and ensures work minimizes disruption to patient care.

Serves as a Contracting Officer Representative (COR) for maintenance related HVAC services contracts and verifies contractor performance. Reviews engineering design packages strictly for maintainability, serviceability, and long-term accessibility, without performing engineering design work. Supervises and directs daily corrective and preventive maintenance performed by AC Equipment Mechanics.

AC Equipment Operators, and the AC Equipment Mechanic Leader; the incumbent assigns work orders, monitors progress, verifies proper completion of maintenance tasks, and ensures all work. Follows established procedures, equipment manuals, and safety requirements; the incumbent distributes workload equitably, balancing skill sets, operational priorities, and emergency response. Ensuring maintenance of chillers, air handlers, pumps, cooling towers, ventilation components.

Plans and assigns daily and weekly work for AC Equipment Mechanics, AC Equipment Operators, and the AC Equipment Mechanic Leader. Establishes priorities and adjusts assignments based on system demands, emergencies, and seasonal load changes. Coordinates multi-trade work involving mechanical, electrical, and piping shops to ensure shared effort.

Provides daily oversight of the AC Equipment Mechanic Leader and ensures shop personnel receive needed direction, clarification, and technical guidance. Performs supervisory administrative functions including leave approval, employee counseling, addressing conduct or performance concerns, and evaluating performance. Ensures maintenance work and preventive maintenance tasks are completed accurately, documented properly, and submitted in a timely manner.

Identifies required tools, equipment, and training and recommends improvements to work processes, documentation practices, and shop operations. The incumbent must have a broad, but thorough understanding of the concepts and applications of refrigeration, air conditioning, ventilation and the associated controls of these systems.

In order to properly direct work assignments and assist with repairs solutions for the specific equipment, the incumbent will: Read and interpret blueprints, wiring diagrams, shop manuals and installation drawings on all types of refrigeration and air conditioning equipment and apply this knowledge to installation of new equipment.

Provide oversight to ensure vast network of air handlers and associated chilled water, steam and building automation systems are working at peak efficiency to conserve energy and maintain a comfortable environment of care. Continuously research new and innovative energy saving techniques or modifications and make recommendations for system upgrades. Work Schedule: Monday through Friday, 06:30am - 3:00pm.
